New design Lumière Tower

The Lumière Tower will be a new icon with international allure in the heart of the Rotterdam city centre, where living, working, shopping and going out come together seamlessly.

Ensuring a good wind climate

The ambitious new construction project on the site of the former Lumière Cinema on the Kruiskade and Lijnbaan will now reach a height of 155 metres, instead of the original design of 200 metres from December 2020. The design of the Rotterdam architectural firm KAAN Architecten has been adapted for of ensuring a good wind climate in the immediate area.

Multifunctional residential tower

Lumière will be a multifunctional residential tower of approximately 155 metres high with more than 250 rental apartments, a hotel, flexible offices, social facilities, business premises, high-quality retail and restaurants.

Spacious apartments

The approximately 265 rental properties of between 50 and 130 m2 are programmed in the upper part of the tower. These apartments enjoy plenty of natural light thanks to the ceiling height of approximately 2.75 metres and the abundance of glass all around. Each apartment has its own loggia and offers breathtaking views of the city.

High-end hotel and office and business spaces

The high-end hotel and the office and business spaces are located lower in the tower and in the middle area. The hotel offers approximately 150 rooms and a luxurious restaurant on the second and third floors, complete with a roof terrace that offers beautiful views of the Lijnbaan. In addition, the hotel has a spa and fitness room for relaxation and well-being. The office spaces in the tower carry both the BREEAM and WELL labels and are suitable for both local and international companies.

Ground floor Lumière Tower

The ground floor becomes lively with light and high plinths, which are active for visitors everywhere. This is quite unique because no closed facade parts or entrances and exits for waste and logistics are visible anywhere. This has been solved in a covered shipping street that is hidden from view.

High-end retail and restaurants

The new plan provides space for high-end retail, a grand café and business premises on the Lijnbaan, the Kruiskade and in the Lumière Passage. There is also a public programme on the Karel Doormanstraat. This programme can be retail, catering or a social function.

Passage

The Lumière Passage becomes a new destination in itself. The street will be located like a hidden gem between the City House and the foot of the Lumière Tower. The passage connects the Lijnbaan with the Karel Doormanstraat and the Kruiskade. The passage forms a connecting route between the Lijnbaan, Karel Doormanstraat and Kruiskade, and promises to become a special and inspiring place, where an artistic mix of facilities, shops and art come together.

In addition, a lot of attention is paid to green areas, with trees at street level and gardens and public areas designed by LOLA Landscape Architects on various roofs. Everything is aimed at creating an intimate and pleasant environment for visitors and residents.

The crown

Lumière's design draws inspiration from the timeless features of early 20th century New York high-rises, such as the iconic Rockefeller Center. What is immediately noticeable about such high-rise buildings is the elegant crown that crowns the top of the building.

The Lumière crown is designed as a glass block and transforms into a luminous beacon in the city at night. Inside, this crown houses some special facilities for the residents of Lumière, including a cinema room with approximately 40 seats, a shared kitchen and work spaces, all located in a beautiful covered roof garden.

Built for the future

The Lumière Tower is characterized by, among other things, the feeling of light and space, the high-quality mix of facilities, lots of greenery and social interaction between its residents and visitors.

It will be a sustainable place with future-proof energy solutions and a varied range of facilities and services. In addition, it is a living environment where users feel connected and where a social experience in the field of art, culture and events is facilitated.

Lumière district

Manhave and VORM, in collaboration with the Municipality of Rotterdam and KAAN Architecten , are tackling the redevelopment of the district where the renowned Lumière Theater was located between 1955 and 2003.

Lumière will play a crucial role in the city centre as a new hinge for living, working and staying in the dynamic environment of the Central District, Coolsingel, Lijnbaan, Kruiskade and Schouwburgplein, among others.
